We're out here in Poway, which is about 20 miles north of downtown San, Diego I'm out here to show you what life is like living in what we call Poway the city in the country.

And by the way, it definitely lives up to its name here, you'll find the luxury of having more space with top-rated schools.

And with no shortage of outdoor activities, I will be touring three homes that are currently for sale, all in different price points.

So that way you can have a better understanding of what might fit in your budget.

I'll also be recapping the market here in Poway and showcasing, the type of Lifestyle Poway offers its residence.

But the packing first unlike other suburbs, I've toured in some of my other videos, which by the way make sure you check those out Poway does not have a San Diego, ZIP code, but location, wise.

It cannot be beat Poway is in the heart of the county and makes it possible to get pretty much anywhere within the county in about 30 minutes or so.

But it is tucked off the freeway.

So depending on how far inland you are expect it to take anywhere about like 10 minutes or so just to get to the nearest freeway, you will see that Poway has everything you need.

There are multiple shopping centers.

Restaurants, a farmer's market on Saturdays located at Old Poway Park, which is where I'm currently filming this for you a close by is Lake Poway, where people go hike and be close to Nature and there's also archery at the lake too.

So really cool.

There are 55 miles of hiking trails throughout, including the popular hiking trail.

That takes you to the top of potato chip rock.

And another another popular spot is going to be Mountain, Trailhead, Parks, really Cascade throughout the city, including old Poway Park, which has a Historic Railway for all the train enthusiasts out.

There it's also a great activity and something new and fun to take the kids to not to forget that Poway also has an annual Rodeo.

So if that tells you anything about the lifestyle here, yeah, Poway is known for encouraging a slower pace of Life roads, aren't, gridlocked, the people are friendly and Community, oriented and half.

The city is preserved as dedicated open space, which pretty much ensures that this area will keep its natural beauty and not many more opportunities for new construction with the exception of a new community called the farm.

But if you stick with me through the end, I will be discussing this community in more detail with you.

Okay.

We got to talk about the schools power has the third largest school district in the county, I'm sorry in the country and an award-winning School District at that.

When people look at purchasing a home in a good school district, many will result to this area when looking in San Diego.

The good news is that this school district is not just for Poway residents.

It spans into Rancho, Penasquitos, Rancho, Bernardo, Scripps, Ranch as well.

So there are many options to where you live.

If your sole purpose is getting your kids into this District all right now.

Let's take a moment to talk about housing, you will find various styles of homes here.

There are your traditional cookie cutter, homes, there's, the California ranch style.

There there are actual ranches.

You do see some Craftsman style as well and modern American, traditional that's, what we'll call it due to the City Catering to families.

The homes do tend to be on the larger side with larger Lots, averaging, three, plus bedrooms and larger square footage as well.

And then of course, tucked away you'll find the massive Estates with killer, 360 views of the mountains.

The older communities will have larger Lots.

So I always suggest that if you're looking for more land, then chances go up when looking into a neighborhood that was established in let's say, the 70s and 80s, which good news is most homes in Poway were built between 1970 and 1990.

Now I did say that I would talk about poway's newest community of detached and attached homes.

And that is the ranch.

This is a brand new community built by Leonard homes with the first phase of homes being ready, pretty much right now.

So early 2023, this community replaced, the abandoned Stone Ridge, Country, Club located off espola Drive.

The community will house, 160 units with an array of styles to pretty much meet anyone's tastes.

They will be on the bigger side too.

So they range from three to five bedrooms.

There is a mixture of both single family and attached living.

So condos will start about 500 000.

And for your traditional three-bedroom house, you're, looking at a starting price of about 1.2 and some of the larger five-bedroom homes starting in the 1.6 million range.

And if you want more information on this community reach out to my team and I, and we will get you you set up, they have been on pre-sale with a lot of them already sold.

But there are still under construction and have available units to purchase right now and just know that buying a new home is a completely different process, compared to buying resale, but I'd love to chat with you further to provide you within the all the information you need to get you set up buying a brand new home.

All right there are three homes currently for sale that I want to show you I will be starting off with the lowest price listing.

And then ending with the highest and most expensive listing all right.

Go see what I have picked out for you today.

Foreign list is a condo.

This is located in the carriage, Point Community.

It has three bedrooms two and a half bathrooms just under 1400 square feet.

It has a reasonable HOA at about 445 dollars a month.

So it's, a great opportunity to get into the school district.

Something that has three bedrooms and a huge outdoor patio, it's, almost as big as some backyards.

You'd get with a single family home, depending on the community.

The great thing about it is, it feels like a single family home.

It comes with an attached two-car garage, it's, a smaller Community with only 72 units and it's, tucked away off of Poway Road, which is pretty much the main road it's, where you'll be close to all the shopping centers.

And just about a seven mile drive straight down.

Poway Road will take you to I-15.

So perfect location for commuters as well.

This beauty is listed at 749.

thousand dollars like I said, perfect opportunity to get into something larger that has that single family home feel to it.

But at a much better price under a million feels like a single family, home, it's, just it's, a great opportunity.

All right.

Okay.

Let's go check out.

Our second contender, this four bedroom, 1248 square foot, home was recently renovated it's close to hiking trails and has a large 9 000 square foot lot.

Currently the front and backyard space is a blank canvas.

So anyone can come in here and create the type of outdoor space.

They're looking for it is currently listed at a million 25.

all right? We made it to number three on our list.

One word views, the single family home right behind me was just updated modern contemporary throughout.

It has four bedrooms, two bathrooms and just under 2100 square feet, I, like the fact that it has character with the open wood beam ceilings that they left.

It really opens up the space.

This home also comes with a three-car garage, too, which is a huge bonus.

It's located in a hilly neighborhood.

So you do get stunning views throughout this home's current list.

Price is at one two, nine, nine all right.

We made it.

So today I stopped in at OG's, which is right down the road from Poway in a neighborhood called saber Springs.

My mom is a local to this area.

So I invited her with me to enjoy lunch together, but she is camera shy so I'm going to be doing all the talking today.

And if you've watched any of my other videos, you'll know that this is not my first time here, it's a great, local, Pub restaurant, it's, a sports bar.

So on Sundays, it's, crazy, packed, but it's, such a neighborhood, uh place and there's locations located within all of San Diego, County, too so I, highly recommend checking it out if you are in the area all right.

So how is the market in Poway? Well, as of February 2023 cowboy has a total of 48 active listings.

And this is going to include all attached and detached homes.

So think single family homes and condos and Townhomes home values are also up nine percent from this time last year.

So we still see a very steady incline in property values here of about an average of five percent per year, which inevitably will ebb and flow.

The average days on Market here is at 26, which does show us that we are still in a very strong.

Market Poway is very it's, a very sought after neighborhood after all so residents here feel safe.

The homes are bigger.

The lots are bigger you're further move from the crowds.

Your kids go to top schools currently homes, still receive multiple offers with an average of two offers per home.

And the median price for a single family.

Home is right around 1.1 million, but you can get into something for under a million.

But of course, you can get the estate on the top of the hill with an infinity pool it.

It has it all it's the city within the country and it's a it's, an amazing place to live.
